Massive big brain idea from ya boy. I’ve been thinking about selling my duplexes. The cash flow sucks, and I have a lot of equity now. The problem is taxes. King Biden and Trump want me to pay $100k+ in capital gains if I sell. You’re probably aware of a 1031 exchange. A 1031 exchange lets you sell an investment property and use the money to buy a similar property without paying taxes. The issue is the timelines/rules. They are strict. Selling multiple duplexes and buying a mobile home park involves so many moving parts. I think it’s likely I miss a timeline and owe Uncle Sam big money. But I could do a reverse 1031 exchange. In the reverse 1031 exchange, you buy the new property first, then sell the old ones after. The main problem is that you need to have enough cash available to buy the new property before selling the old one. I think I have enough to sell two duplexes and save ~$60k in taxes. ChatGPT has been my tax advisor, so we will see what the reality is.

The rest of my life is chaotic. I’ve been unemployed (intentionally) for almost 2 yrs according to LinkedIn. On one hand, I feel the need to go back to society. On the other hand, we live in a society that pays Hawk Tuah Girl millions, and celebrates celebrity look a likes. If you want to go down a dark rabbit hole, look up Not Suga Sean and Not Logan Paul. Is it worse these people devote significant time to impersonating someone? Or worse that they have 300k+ followers?
