Iβm going to start a social club. I had the idea when I went to an awesome social club/coworking space in Mexico City called Haab. This is a great article on the topic: Building the Perfect Modern Cafe
In other news, I hit the 10 class mark at Pure Barre. The instructor said βyayβ and told me to pick out a free pair of grippy socks. Iβve been slipping like a fool during workouts with my normal non grippy socks. Why we wear socks on a slippery surface to work out, Iβm not entirely sure.Β
Iβll leave you with a white elephant hack. For those that donβt know, white elephant is a fun party game where people bring cheap gifts of similar value, and everyone takes turns picking and swapping them. The hack: You buy a gift for 10x whatever the agreed upon gift price limit is. Letβs say it is $20. You buy something that is $200. Everyone else will look like a scrub. What can you even buy for $20? This hack has 2 outcomes. Either you look cool for about 30 seconds, or you look like an absolute tool. Probably the latter. No in-between.
Letβs get to it:

I see housing affordability being talked about nonstop, but it is still crazy. This tweet is a good reminder that people are not good at predicting the future. I remember when I was buying my house in Phoenix at the beginning of covid. It was an uncertain time. Tons of people online were saying buying a house was a bad idea. It turned out to be a good idea.

My friends at Rocket Mortgage have been telling me they expect another refinance boom. Tons of people bought houses at 8%+ rates, so we will see what happens. The mortgage business is cyclical.

The ability to delay gratification.
Unemotional decision making.
They are great at managing risk.
They are cash heavy, not cash poor.

Only $1.4 million for this Italian castle. Some sweet cities in France and Italy are surprisingly not that expensive. I want to buy a house in Beaulieu-sur-Mer, France. Awesome little coastal resort town.
