Iโve been thinking a lot about learning/education recently. In the 19th century French professor Joseph Jacotot was sent to Belgium to teach the local students French. One issue. Jacotot didnโt speak Dutch, and the students didnโt speak French. They had no common language. He left the students with a bilingual edition of a French book. He told the students to relate the French they didnโt know to the Dutch they did. A few months later he checked in on them. They had obtained fluency in French. Reps are important. This was clear when I was writing my book Life Advice from Death Row. The inmate Robert Bacon had solid writing for a homeless murderer with no formal education. I was surprised. But I guess 20 years of writing in prison will do that. Every skill is learnable. On another note, DโAndre Swift needs some reps. This came up for me as an ad on Twitter. I want to put one of these Boxabl Casitas in my backyard. Supposedly these 375 sq. ft. ADUs cost $60k + setup costs. Boxablโs website says they can offer financing. I have to imagine the monthly income this could generate from Airbnb could cover the monthly cost on a $60k loan. Unfortunately, the wait list is long. It says new customers could wait up to a year.

Buying an investment property is a rush. Iโve definitely gotten a little emotional and have wanted a property to work, even if the numbers didnโt make much sense. Getting emotional about an investment is a recipe for disaster.

No idea if this Tweet is true, but I feel a lot of people will be burned. I see a lot of people online buying negative leverage deals based solely on appreciation. House prices can go up, but they can also go down. The great multifamily investor Joe Fairless says there are 3 immutable laws of real estate investing: #1. Buy for cash flow #2. Secure long term, low leveraged debt #3. Have adequate cash reserves.
