I just got back from my last Hinge date ever. It was the last, because I got banned from Hinge. Why? Who knows. They won’t tell me. I took my date to a bachata dance class. Or at least I tried to. It turns out Copper Blues doesn’t do latin dance night anymore. There is one good thing about getting banned from Hinge. It gives me some extra free time. I’ve been thinking a lot about goals. The founder of Blackstone, Stephen Schwarzman, says “I’ve always believed that it’s just as hard to achieve big goals as it is small ones. The only difference is that bigger goals have much more significant consequences.” Last week a Mexican medicine man in a sweat lodge asked me how many hummingbirds I’d seen that day. While it is easy to want to go full throttle into crushing goals, balance is good. Sometimes it is nice to stop and smell the roses.

These are the 5 problems he lists:

  1. Bad Smells: Easy problem to fix, but drives away 99% of the competition.

  2. Hidden 3rd Bedroom: He doesn’t buy 2 bed houses, unless one of the rooms can be converted into a 3rd bedroom.

  3. Ugly Countertops & Cabinets: It’s easy to update a kitchen with paint and new countertops.

  4. Bad Roof: He says it’s easy to replace a roof for ~ $6000.

  5. Junk: Hoarder houses are awesome. He pays someone to remove 100% of the random garbage in the house.

Moses says dynamic markets/cities are LA, SF, NY, etc. Top tier cities. And tolerable yield is 5-6%. I’ve always focused on cash flow over everything, but have thought about appreciation more as time goes on. I would rather own a house in LA then a house in the midwest, even if the house in the midwest cash flowed a little more. Of course it is hard to find anything that cash flows at all in tier 1 cities.
