The nerve of some people. I was walking down the street yesterday when a guy waved me down. Before he could say anything, I told him, “I don’t do photos.” He tried again, but I cut him off: “No autographs either.” Turns out, he only wanted directions to Starbucks. Like he didn’t know my high school reunion TikTok got 9 million views! The video starts with our senior yearbook photo and then shows each person 10 years later. You can check it out here: TikTok vid. Half the comments ask if the girls are single; the other half say I’ve aged 30 years in 10. Occasionally, someone says I look like a celebrity. When I Google the celebrity, they’re always 60+ yrs old.
Nothing is real. In the last 3 days, I’ve run into 3 people I vaguely know. Super random. Wikipedia says the Phoenix metro has 5 million people, but I’m not convinced there are more than 1,000. If I saw the same 1,000 faces every day, would I even notice? Think about your own city. Have you ever seen more than 1,000 people in one spot? I think not. Stadiums don’t count. Those people could be from anywhere.
On another note, I’m looking forward to the election being over. Too many people are saying crazy things.

When you think you can’t succeed in real estate, reference this tweet. Grant Cardone has raised millions of dollars from retail investors to buy apartment buildings, and he believes the government is controlling the weather. Tweets like this make me believe I can accomplish anything.

Interest rates are still high. I don’t get how you could cash flow in most areas with rates this high, without doing some solid renovations. Recently, I’ve seen a lot of people online saying to focus on appreciation. Don’t even worry about cash flow. I think that is a mistake and a gambler’s approach. I just started reading One Rental at a Time by Michael Zuber. Great book for the common W2 man like me. He says people have short memories. They’ve forgotten about 2008. Non cash flowing properties can kill you.

I thought this was an interesting take. Largely because I’ve been considering working for one of these companies. Housing affordability seems to be a more pressing issue by the day. A large part of Kamala’s campaign focuses on housing affordability. I assume it is only a matter of time before states loosen housing restrictions/zoning regulations.
