I’ve made it 20 days subsisting solely off of empanadas. Either vegetables don’t exist in Argentina, or my Spanish isn’t good enough to order them.
Sadly, I was way behind on Buenos Aires real estate. A tour guide told us he bought a condo for $65k last year, and now it is worth $120k+. A random lady walking by overheard, and jumped into the conversation. She was a Buenos Aires realtor. Apparently a lot of foreign money has come into the area. It’s probably easier to find deals when owners are economically depressed, and mortgages don’t exist. After the realtor left, I peppered the tour guide with real estate related questions. Then we started talking about what other products cost in Argentina. I was about to ask him how I could smuggle 50 iPhones into the country. Then he said, “Economic struggles have really hurt people here. I remember standing on this street when I was little during the December 2001 riots. The police killed 36 people.” I took that as a cue to stop talking.
People say high school should teach personal finance and taxes. I disagree. High school should teach people how to walk on a city sidewalk. Walking Etiquette 101. This isn’t Europe or Great Britain. You walk on the right side of the sidewalk. I’ve done the research. I asked a local to confirm. Don’t take up the whole sidewalk. Especially if you are slow. I’m sorry, but if you are 80 and move at 1 mph, you can’t be pushing carts or wheelbarrows down the street. I don’t care if your livelihood depends on it.
Let’s get to it:

This seems pretty niche, because it is only in San Antonio for a limited amount of time. But there seem to be a ton of newer primary home loan deals and mortgage products being pushed right now. Good things to take advantage of. A real estate guy I met in Buenos Aires told me the country just got mortgages like a month ago. I said how can I get 10? Idk. Hard to discuss mortgage schemes when there is a language barrier.

Sam says getting your RE license forces you to learn, allows you to wholesale, gives you access to properties on the MLS, lets you list a house on the MLS, and you can make an occasional sale from family/friends wanting to buy/sell. I’m getting a license to work in new home sales. Access to the MLS seems huge. Sometimes I just want to see quick details on a rental property. Texting my realtor to get info isn’t difficult. But a lot quicker and easier to get the info myself.

If anyone asks, I’m now buying properties on behalf of the Armendarez Family Office.
Refer a friend, and I’ll pay you $3!
