Podcasts and audio books have ruined me. I listen on 5x speed, so I don’t know what the book is about after I finish it. Then I walk outside and people in the real world start trying to talk to me in 1x speed. 1.25x if they are excited. I’m not used to 1x anymore, so I can barely understand them. Yesterday, the Starbucks barista went through her barista spiel with me. I told her to start over, but this time at 3x speed.
Sometimes I feel like I live in an alternate reality. The Jake Paul/Mike Tyson fight was announced this week. I go online, and all the comments are saying it is an easy Mike Tyson win. If this fight gets sanctioned, I’m putting an absolute bag on Jake Paul. I don’t even like Jake. But Mike Tyson is almost 60. Dude walks with a cane. Ridiculous to think Mike wins. In some ways I do live in an alternate reality. I’m very cosy in my DT Phoenix bubble. On Friday I checked out an 8 unit property in Phoenix. I thought I was going to get stabbed. Sketchiest neighborhood ever. Right across the street from the 8 unit was a green house with 7 trash cans in front. About 5 vagrants walked in and out when I was there. I’m not sure what they were doing. But it couldn’t have been good.
My flight is booked, and I’ll be in Buenos Aires May 15-June 11. When I get back, I’ll probably get a W2 while I continue to grow the empire. I asked some new home salesman if they work 60+ hrs per week. She said, “We are commission based so you get what you put in. The more effort the greater the reward.” What kind of corporate speak is this? Does she think I’m a cop?

The big news this week was the National Association of Realtors lawsuit. The NAR will pay $418 million in damages, and agreed to eliminate the 6% standard commission to realtors. This doesn’t mean commissions go away, but they are decoupled. I’ve seen a lot of opinions online on how this will effect things. One theory I found plausible is the first time home buyer will get screwed. Instead of the seller paying the buyer’s agent, the buyer would now have to pay. A lot of first time home buyers don’t have a lot of cash. I can’t tell you how many calls I got at Rocket Mortgage from people wanting to buy a house that had $0. A first time home buyer that gets no representation could be in for a bad time.

I’ve been thinking about this a lot. Leverage is powerful. Buying houses free and clear would build less wealth than using loans or other people’s money in the long run. But how much money does one need?
